for Bangladesh Chemical Industries Corporation (BCIC)
A Highrise Commercial Building (20 storied with 3 basement)

ARCHITECTURE FOR ECONOMIC PROGRESS
The BCIC Commercial Tower has been envisioned as a modern high-rise business destination that represents innovation, progress, and economic growth. Located within the prime commercial corridor of Nasirabad, the project seeks to create a landmark development capable of accommodating the increasing demand for high-quality commercial and office spaces in Chattogram.
The architectural concept is inspired by the dynamic nature of contemporary business environments. The tower rises from a well-defined podium, creating a strong urban presence while maintaining a human-scaled relationship with the public realm. The design emphasizes verticality, transparency, and efficiency, reflecting the aspirations of a modern commercial hub.
Rather than creating a conventional office tower, the project aims to foster interaction, flexibility, and wellbeing. The inclusion of landscaped terraces, rooftop greenery, and breakout spaces introduces moments of relief within the vertical workplace environment. These elements contribute to a healthier and more engaging experience for building users.
CONSIDERATIONS
Sustainability and environmental performance were fundamental to the design approach. The tower's orientation, façade articulation, and shading strategies have been carefully developed to reduce solar heat gain while maximizing natural daylight penetration. This approach helps create comfortable interior environments and reduces overall energy consumption.
The building incorporates high-performance glazing, efficient building services, and green spaces that contribute to improved environmental performance. Outdoor terraces and landscaped zones provide opportunities for social interaction, relaxation, and visual connection to nature within a dense urban setting.
Operational efficiency was another major consideration. The project includes multiple basement levels dedicated to parking and building services, ensuring seamless circulation and minimizing conflicts between vehicles, service operations, and pedestrians. Flexible commercial floor plates allow a wide range of business activities, making the development adaptable to future market demands.
The structural system has been designed to achieve maximum efficiency and long-term durability. Simple planning modules, optimized floor-to-floor heights, and rational construction techniques contribute to cost-effective implementation while maintaining a high architectural standard.
