What payment methods are accepted?
We accept credit cards, debit cards, PayPal, and bank transfers.

What services do you offer?
We provide end-to-end architectural design solutions, including digital surveys, soil tests (via partners), architectural 2D and 3D design, interior design, landscape design, RAJUK/local government authority approvals, detailed working drawings (architectural, structural, plumbing, electrical, fire safety, etc.), and BOQ preparation for construction. We also prepare project animations and brochures for project marketing purposes.
How long does the design process take?
Architectual 2D design takes 2-4 weeks, and 3D design takes 3-4 weeks, depending on complexity and feedback.
What’s the typical timeline for a project?
Once the quotation is approved and initial payment is made, we start with architectural 2D design (2 to 4 weeks). After client approval, 3D design takes another 2 to 4 weeks. We then prepare RAJUK/local authority approcal drawing (2/3 weeks). Then it takes to handle RAJUK/Local authority approval: planning permit/Land use clearance (~1/2 month) and construction permit (~2/3 months). Final preparation takes 6 to 8 weeks, after which you’re ready for construction.
How do we begin working with you?
We start by understanding your scope and give a quotation. Upon approval and initial payment, we start your architectual 2D layout.
How involved am I in the design?
You approve the architectural 2D layout and architectural 3D design before we proceed to authority appoval . Your feedback is crucial throughout.
What documents do you need to start a design?
For architectural design, we need a digital survey providing the site plan and location, as well as the client’s initial or detailed requirements. For structural design, we also need a soil test report. Once we have these, we can begin the design process.
Do you offer supervision during construction?
Yes, we offer two options: visit-by-visit supervision (top supervision) or full construction management.
What about budgeting my project constrcution?
We can prepare a Bill of Quantities (BOQ) upon request to outline costs.
Can I get RAJUK/local government authority approval only?
We only handle RAJUK / local government authority approvals if we’ve done your design. We don’t offer it as a standalone service.
What does RAJUK / local government authority approval cost?
Costs depend on official fees. We guide the process transparently. Any facilitation beyond that is at the client's discretion.
What is the RAJUK/ local government authority approval process?
We first secure a planning permit which usually takes about 1 month and then a construction permit which takes about 2/3 months, ensuring compliance with all regulations.
How long the RAJUK / local government authority approval permits remain vaild?
First, the planning permit, valid for 24 months. Within this time, we must obtain a construction permit, valid for 36 months. With in this period we must start the construction work. Before starting construction, you must notify RAJUK. RAJUK will inspect site during construction. After completion of constrcution, you must obtain an occupancy certificate, valid for 5 years, after which it must be renewed regularly every 5 years.
What happens after RAJUK/ local government authority approval?
We deliver working drawings (architecture, structure, plumbing, etc.). You then hire a contractor for construction.
How do I apply for RAJUK approval?
RAJUK approval is now processed online through the RAJUK ECPS (Electronic Construction Permitting System) portal: https://rajuk.ecps.gov.bd/. The landowner must open an account using their own mobile number and email address. Applications for Planning Permit, Construction Permit, and Occupancy Certificate are submitted online with required documents and drawings. Government fees must also be paid online through approved payment methods.
What documents do you need to get RAJUK Planning permit approval?
For the Planning permit approval, From the landowner, we need a passport-size photo, NID, eTIN, and annual tax return. From the land side, we need the ownership registration deed along with bia deeds , the mutation (namjari) plus the "porcha" (khatian), the DCR, and the latest land tax (khajna) receipt. Additionally, we need RS, CS, or MS maps and a digital survey.
What documents do you need to get RAJUK Constrcution permit approval?
For the construction permit, you will need architectural, structural, plumbing, and electrical drawings prepared by RAJUK-registered professionals. You must also meet conditions from the planning permit—for example, if land surrender is required for road widening, a registered “Ezmali” deed must be provided. Additionally, you may need specific approvals: firefighting for high-rise, Civil Aviation for height clearance, environmental clearance, and potentially DTCA (Dhaka Transport Coordination Authority) depending on the project.

Who owns the design and drawing copyrights?
All concepts, drawings, designs, and presentations are the intellectual property of Studio 16 Architects. Copying, reproducing, sharing, or disclosing any design or drawing to a third party without written permission is strictly prohibited. Studio 16 Architects reserves the right to reuse, document, and publish the project materials for future reference and publication purposes.
