You've worked hard for decades in the USA or Canada. You've built a life, a career, a family. And somewhere in the back of your mind — for years, maybe — you've had a vision: a beautiful home back in Bangladesh. A place your parents can live in comfortably. A property that reflects who you've become. A legacy you can leave behind.
The dream is clear. The challenge is: how do you build it from 8,000 miles away?
This guide answers that question — honestly and completely. We'll walk you through every step of building a luxury home in Bangladesh as a Non-Resident Bangladeshi (NRB), from choosing the right architect to getting RAJUK approval to receiving 3D render updates on your phone while sitting in New York or Toronto.
Why So Many NRBs Are Building in Bangladesh Right Now
The Bangladeshi diaspora in North America numbers over 500,000 people — and property investment back home has never been stronger. Here's why:
Land prices are rising fast in Dhaka's prime areas like Bashundhara, Baridhara, Gulshan, and DOHS. Building now means higher future value.
The Taka's exchange rate makes construction costs highly affordable in USD/CAD terms. A luxury home that would cost $800,000 to build in Toronto can be built in Dhaka for a fraction of that.
Family ties remain strong. Many NRBs have aging parents, siblings, or extended family in Bangladesh who need a proper home.
Retirement plans. A significant portion of Bangladeshi Americans and Canadians plan to spend their retirement years between North America and Bangladesh.
The question isn't whether to build. It's how to do it right.
The Biggest Challenges of Building Remotely
Let's be honest about the real concerns NRB clients bring to us — because we hear them every week:
"How do I know the work is being done properly?" Construction supervision from abroad is the number one anxiety. Without eyes on the ground, quality control becomes a major concern.
"How do I find an architect I can trust?" Many NRBs have heard stories of delays, cost overruns, or designs that looked nothing like what was promised. Trust is everything — and it's hard to build from a distance.
"How does RAJUK approval work for someone living abroad?" Most NRBs have no idea that you don't need to be in Bangladesh to get RAJUK approval. You can authorise your architect through a Power of Attorney — and a registered firm like Studio 16 handles the entire process on your behalf.
"How do I send money for construction?" Bangladesh Bank has specific remittance channels for NRB property investments. We'll cover this below.
These are all solvable problems. Here's how we solve them.
Step 1: Choose the Right Architect — One Who Understands NRB Clients
Not every architectural firm in Bangladesh is equipped to work with overseas clients. You need a firm that:
✅ Is registered with RAJUK, CDA, and DCBA — so your building plans are legally valid ✅ Has IAB-accredited architects (Institute of Architects Bangladesh) and IEB-registered engineers ✅ Can communicate fluently in English, provide updates via WhatsApp/email, and hold video calls on your schedule (accounting for time zones) ✅ Produces detailed 3D renders so you can see exactly what your home will look like before a single brick is laid ✅ Has a proven portfolio of luxury residential projects
Studio 16 Architects has been serving clients across Bangladesh and internationally since 2016. Our Baridhara office is registered with RAJUK, CDA, DCBA, and ECPS. We work with NRB clients in the USA, Canada, UK, UAE, and beyond — and we've built a remote client process specifically around your needs.

Step 2: Share Your Vision — We Handle the Design Remotely
The design process requires almost no in-person meetings. Here's how it works with Studio 16:
Initial Zoom or Google Meet consultation — you share your vision, plot size, budget, and requirements. We answer every question.
Concept design presentation — we share initial floor plan concepts and massing ideas via email and WhatsApp.
3D visualization — you receive photorealistic renders of your home's exterior and interior before approving the design. You can request changes as many times as needed.
Final drawings — complete architectural, structural, electrical, plumbing, and mechanical drawings are prepared and shared with you digitally.
Your approval — you sign off on the design remotely. No need to fly to Dhaka.
Everything is documented and shared digitally. You are always in control.
Step 3: RAJUK Approval — We Handle It All On Your Behalf
Every building in Dhaka requires approval from RAJUK (Rajdhani Unnayan Kartripakkha) before construction can begin. For NRB clients, this is often the most confusing part.
Here's the good news: you don't need to be in Bangladesh to get RAJUK approval.
You simply provide Studio 16 with a Power of Attorney (POA) — a notarised document that authorises us to act on your behalf for the RAJUK submission. This can be executed at any Bangladeshi consulate or embassy in the USA or Canada, or through a certified notary.
Once we have the POA, we:
Prepare all required architectural and structural drawings to BNBC (Bangladesh National Building Code) standards
Submit your application through RAJUK's ECPS (Electronic Construction Permitting System)
Follow up with RAJUK at every stage
Obtain your approved building permit
Typical RAJUK approval timeline: 3–6 months depending on plot size and location.
Step 4: Construction Supervision and Progress Updates
Once approved, construction begins — and this is where our remote client process really shines.
How Studio 16 keeps you informed:
Weekly photo and video updates sent via WhatsApp showing construction progress
Monthly written progress reports with cost tracking
Video call reviews at each key construction milestone (foundation, slab, structure, finishing)
Dedicated project manager assigned to your site who you can contact directly
3D progress comparisons — we show you how the actual construction compares to the original renders
You will never be out of the loop. Many of our NRB clients say they feel more informed about their Bangladesh project than local clients do — because we built the system specifically for people who can't visit the site.
Step 5: Sending Money for Construction From the USA or Canada
Bangladesh Bank has clear regulations for NRB property investment remittance. Here are the approved channels:
Wire transfer through any scheduled bank in Bangladesh — your local US/Canadian bank can wire directly to a Bangladesh bank account
NRB accounts (NFCD/RFCD) — Non-Resident Foreign Currency Deposit accounts allow you to hold foreign currency in a Bangladeshi bank, which is ideal for staged construction payments
Western Union / MoneyGram — for smaller payments
bKash or Nagad — for quick local disbursements once funds are in Bangladesh
We recommend working with a reputable bank in Bangladesh (Dutch-Bangla, BRAC Bank, or City Bank are popular with NRBs) to set up a dedicated account for your construction project. This keeps your funds transparent, traceable, and compliant with Bangladesh Bank regulations.

What Does a Luxury Home in Bangladesh Cost? (In USD)
Here's a realistic breakdown for a luxury duplex in Dhaka (2026 estimates):
Item | Cost Range (USD) |
Architectural & Engineering Design Fee | $3,000 – $8,000 |
RAJUK Approval Fees | $5000 – $8,000 |
Construction (luxury finish, per sq ft) | $25 – $45/sq ft |
Interior Design (turnkey) | $15 – $35/sq ft |
Landscaping / Rooftop | $5,000 – $20,000 |
Example: A 4,000 sq ft luxury duplex in Bashundhara or Baridhara — fully designed, RAJUK approved, built to luxury standard with full interior design — typically costs between $120,000 and $220,000 USD all-in.
Compare that to what $200,000 USD buys you in New York, Toronto, or Los Angeles — and you'll understand why so many NRBs are choosing to invest in Bangladesh property right now.
Real Project: An NRB Duplex Story
One of our recent projects was a duplex residence for a Bangladeshi family based in New Jersey, USA. They owned a plot in Bashundhara, Dhaka, and had been planning to build for nearly six years — but never felt confident enough to start remotely.
They found Studio 16 online, booked a Zoom call, and within two weeks had a concept design they loved. We handled the RAJUK approval with their Power of Attorney, provided weekly WhatsApp video updates during construction, and coordinated the full interior design remotely.
They visited Bangladesh for the first time during the project only once — to see the completed home at handover.
"We never thought building from America could be this smooth. Studio 16 made us feel like we were there every step of the way."

Frequently Asked Questions
Do I need to visit Bangladesh during the project? No. Many of our NRB clients complete their entire project without visiting Bangladesh until the handover. Everything — design approval, RAJUK submission, construction supervision — can be managed remotely.
How long does the full project take? From initial design to construction completion, a typical luxury duplex takes 18–30 months. RAJUK approval (3–6 months) runs alongside the detailed design phase.
Can I trust the construction quality from abroad? Yes — with the right supervision system. Studio 16 assigns a dedicated site supervisor to every project and provides weekly photographic and video documentation. We also conduct formal milestone inspections at each construction stage.
What if I want changes during construction? Minor changes can be accommodated at any stage. Major structural changes after RAJUK approval require resubmission, which we handle on your behalf.
Do you work with NRB clients outside the USA and Canada? Yes. We currently serve clients in the UK, UAE, Saudi Arabia, Australia, Japan, and across Europe.
