What Is Floor Area Ratio (FAR)?
Floor Area Ratio (FAR) — also called Floor Space Index (FSI) — is the ratio of a building's total floor area to the size of the plot it stands on. It is one of the most important numbers in Bangladeshi building regulations because it directly controls how large your building can be.
FAR Formula:
FAR = Total Built-up Floor Area ÷ Total Plot Area
Example: If your plot is 5 katha (3,600 sq ft) and your RAJUK zone allows a FAR of 3.0, your maximum allowable built-up area is: 3,600 × 3.0 = 10,800 sq ft across all floors combined.
RAJUK FAR Regulations — DAP Zone Guide
RAJUK's Detail Area Plan (DAP) divides Dhaka into multiple zones, each with its own FAR, ground coverage, and height regulations. The key zones and their general FAR allowances are:

How Many Floors Can You Build in Dhaka?
The number of floors you can build depends on three factors working together:
1. FAR (Floor Area Ratio) Your FAR limit controls the total built-up area across all floors. Once you use up your FAR, you cannot add more floors — even if the building is structurally capable.
2. Ground Coverage RAJUK limits what percentage of your plot can be covered by the building footprint. A higher FAR with a lower ground coverage means you must build taller floors to use your full allowance.
3. Road Width RAJUK's regulations tie maximum building height directly to the width of the road in front of your plot:

20 – 30 feet | G + 6 floors |
30 – 40 feet | G + 8 floors |
40 – 60 feet | G + 10 floors |
60 feet and above | G + 12 floors and above |
These are general RAJUK guidelines. Exact limits depend on your DAP zone and specific plot conditions.
What Is Ground Coverage?
Ground coverage is the percentage of your plot area that your building's footprint can occupy at ground level. The remaining area must be left open — for setbacks, driveways, landscaping, and open space.
Ground Coverage Formula:
Ground Coverage % = Building Footprint Area ÷ Total Plot Area × 100
Example: If your plot is 5 katha (3,600 sq ft) and your zone allows 55% ground coverage: Maximum footprint = 3,600 × 0.55 = 1,980 sq ft
The remaining 1,620 sq ft must remain open around the building.
What Are RAJUK Setbacks?
Setbacks are the mandatory empty distances between your building and the boundaries of your plot. RAJUK requires setbacks on all four sides of a building:
