What Does the Calculator Do?
This is not a simple rule-of-thumb tool. It applies every layer of Bangladesh building law in the correct legal hierarchy:
It calculates your:
Road FAR and Area FAR — and which governs your plot
Base FAR (unconditionally approvable — no conditions needed)
Maximum FAR (with incentives and conditions)
Approved FAR after all applicable incentive bonuses
Maximum Ground Coverage (MGC) — both minimum and maximum
Mandatory open space requirements
Total allowable dwelling units using the RAJUK density method
Number of floors — displayed as G+N (e.g. G+8 = 9-storied building)
Floor plate size at three coverage scenarios
Setback requirements on all four sides
All based on the latest codes:
Dhaka Imarat Nirman Bidhimala 2025 (SRO 469-Law/2025, gazetted 14 December 2025) — the new primary building code that replaces Bidhimala 2008

Why This Matters — The Problem with FAR in Dhaka
Dhaka's building regulations are genuinely complex. The FAR for your plot is determined by two separate values — your Road FAR (based on the width of your access road) and your Area FAR (based on which of the 68 new density blocks your plot falls in). The lower of the two is your Base FAR. The higher is your Maximum FAR. Getting this wrong at the planning stage leads to approved designs being rejected, redesigns costing time and money, and in the worst cases, buildings being constructed illegally.
The December 2025 amendments made this even more critical. The DAP 2nd Amendment (SRO 466/2025) completely replaced the old ward-based Area FAR system with 68 new density blocks, changed the Maximum FAR formula, introduced a new tiered incentive FAR table, and updated the road width columns in the Road FAR table. Most FAR guides circulating online are already outdated.

The Three Floor Analysis — A Tool for Real Decisions
One feature we are particularly proud of is the Three Coverage Scenario analysis. Once the calculator determines your approved FAR, it shows you what happens at three different ground coverage choices:
Minimum coverage — fewer floors, larger floor plates. Better for luxury apartments, corporate buildings, or designs that prioritise space and light.
Mid coverage — a balanced option that most apartment buildings in Dhaka use.
Maximum coverage — the most floors, smallest plates. Better for maximising the number of units and rental yield.
Each scenario shows you the exact number of floors in G+N format (where G is the ground floor for parking, and N is the number of FAR-included upper floors), the approximate building height, the floor plate area in both square feet and square metres, and the required setbacks.
This is the kind of analysis that previously required a full feasibility study from an architect. Now it takes ten seconds.
How to Use the Calculator — Step by Step
Step 1 — Select your building type. Choose from A1 (single family house) through to K3 (repair workshop) — all 15 occupancy categories from Bidhimala 2025 Table 5.
Step 2 — Select your location. Central Dhaka (DNCC/DSCC core), Outside Central (Narayanganj, Savar etc.), or Other Urban Areas.
Step 3 — Find your density block. Type your area name — Dhanmondi, Mirpur, Gulshan, Badda, Bashundhara, Savar, Narayanganj — and the calculator finds your block from all 68 blocks in DAP 2025 Appendix 3.6.
Step 4 — Enter your plot and road details. Land area in katha, square feet, or square metres. Access road width in feet.
Step 5 — Add incentives if applicable. Plot size bonus is calculated automatically. You can add green building certification, public open space surrender, or affordable housing incentives.
Step 6 — Calculate. The full analysis appears instantly — FAR chain, units, floor scenarios, ground coverage, setbacks, and legal references for every number.

A Note on Accuracy
Every number in this calculator comes directly from the gazetted legal texts, read page by page. We have cross-checked all 68 density blocks, all 9 road width columns, the complete MGC Table 3, the Setback Table 1, and the Incentive FAR Table 3.28 against the original Bangladesh Gazette publications.
That said, this tool is a planning guide. Final approval always depends on RAJUK's review of your specific application, flood zone status, LUC conditions, and the DAP map. We always recommend confirming with a registered architect before submitting your planning permit application.
